A monthly fee of 17% + VAT of the rent received. (20.4% Inc VAT)

Tenant's Next Step & Monies Due

Permitted Payments
Under the Tenants Fees Act 2019, for properties in England, in addition to rent, lettings agents can only charge tenants the following permitted payments:

Rent Payment of rent subject to successful referencing.

Holding Deposit Amount to be agreed for each property, but will not exceed one week’s rent.

Tenant Deposit Five week’s rent for annual rent (The Deposit will be held in accordance with the Tenancy Deposit Protection Scheme)

Variation of Contract at Tenant’s Request Should you wish to make any alterations to the terms and conditions already agreed, including changing the tenancy commencement date which will mean amending documentation to be provided, an administration charge of £50 including VAT will apply per variation, or the amount for our reasonable costs if they are higher, will be applied varying on the request.

Reasonable Costs e.g for replacement of lost keys or other security devices.

Lockout Attendance Fee Attendance by management to provide access to property after tenant locked out during working hours. Charge reflects reasonable costs for replacing keys and access. If a locksmith is required, the tenant is liable for the locksmiths invoice, plus the following admin fee;

During work hours-£35.00 INC VAT

After work hours-£50.00 INC VAT

Early Termination If a tenant requests to leave before the end of their tenancy, an early termination fee will be charged. This will cover the rent that would have been received before the tenancy reaches it end and reasonable re-marketing costs.

Council Tax, Utility and Communications Services Tenants are still responsible for paying bills in accordance with the tenancy agreement.

Any other permitted payments under the Tenant Fees Act 2019.
