Charles Head are licensed members of the trade and regulatory bodies, ARLA Propertymark and Training for Professionals and hold deposits under the Tenancy Deposit Scheme, ensuring peace of mind and protection for both landlords and tenants when negotiating complex issues.

Charles Head proactively provide updates to Landlords of legislative changes and compliance issues affecting landlords to ensure constant adherence.

All our properties are listed on leading property portals including Rightmove and On The Market.

What our lettings service includes

Landlord's Scale of Charges

1) Tenant Find Service Equal to the first month’s rent (inclusive of VAT) payable for each letting where the tenant is introduced through the Agent
*If the monthly rental is £500.00 you will pay a fee of £500.00 inclusive of VAT

2) Letting and Rent Collection Service 12% (inclusive of VAT) of the rent received, deducted by the Agent
*If the monthly rental is £500.00 you will pay a fee of £60.00 inclusive of VAT

3) Full Management Service 18% (inclusive of VAT) of the rent received, deducted by the Agent
*If the monthly rental is £500.00 you will pay a fee of £90.00 inclusive of VAT

The fees under the above services are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.
* Only required where the fee is to be a percentage of the rent

Tenant referencing £175.00 for the first applicant and £75.00 for additional applicants (inclusive of VAT)
Guarantor referencing £75.00 (inclusive of VAT)
Tenancy agreement Fee £100.00 (inclusive of VAT) N/A Fully managed service

Professional hourly rate £60.00 Charged by the Agent when required to carry out any additional services (inclusive of VAT) eg: Resolving a dispute with the TDS or attending court on behalf of the landlord.
Void property inspections £60.00(inclusive of VAT) (per visit within a 10 mile radius, £90.00(inclusive of VAT) outside a 10 mile radius)
Tenancy renewal fee £120.00(inclusive of VAT) N/A Fully managed service

Minimum Fee
Where the Landlord cancels the Agent’s instruction to provide a management service, the Agent will charge, and the Landlord will pay, a fee based upon 18% (inclusive of VAT) of the agreed rent for the period, not exceeding six months from the commencement date of the tenancy.
VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above.

Tenant's Next Step & Monies Due

Permitted Payments
Under the Tenants Fees Act 2019, for properties in England, in addition to rent, lettings agents can only charge tenants the following permitted payments:

Rent Payment of rent subject to successful referencing.

Holding Deposit Amount to be agreed for each property, but will not exceed one week’s rent.

Tenant Deposit Five week’s rent for annual rent (The Deposit will be held in accordance with the Tenancy Deposit Protection Scheme)

Variation of Contract at Tenant’s Request Should you wish to make any alterations to the terms and conditions already agreed, including changing the tenancy commencement date which will mean amending documentation to be provided, an administration charge of £50 including VAT will apply per variation, or the amount for our reasonable costs if they are higher, will be applied varying on the request.

Reasonable Costs e.g for replacement of lost keys or other security devices.

Early Termination If a tenant requests to leave before the end of their tenancy, a early termination fee will be charged. This will cover the rent that would have been received before the tenancy reaches it end.

Council Tax, Utility and Communications Services Tenants are still responsible for paying bills in accordance with the tenancy
agreement.

Any other permitted payments under the Tenant Fees Act 2019.
